Move-Out Carpet Cleaning: What Tenants and Landlords Should Know

Carpet condition is one of the first things a landlord checks at the final walk-through. A professional cleaning at move-out is often required by the lease — and even when it isn't, clean carpets make a strong case that you've left the place in good shape.

For tenants

• Read your lease. Many leases require professional carpet cleaning at move-out, and some ask for a receipt.
• Time it right. Schedule the cleaning after the furniture is out and before the final walk-through. Leave time to dry — most carpets dry in 6–10 hours.
• Point out problem areas. Pet spots, drink spills and traffic lanes need extra attention.
• Keep your receipt and take photos of the clean carpet for your records.

Why DIY can backfire

A rental machine can leave carpet soaking wet or sticky with shampoo residue, and soap residue can make spots reappear within days — right when the landlord is inspecting. If the lease asks for professional cleaning, a DIY job may not count.
